Gtext Holdings, a real estate group has disclosed that its recently launched Sardius Estate in Ijebu-Ode is targeted at providing affordable luxury living for residents and investors in the built environment.
The Group also reiterated that government support is essential for private developers seeking to bridge the country’s housing deficit.
“We can only work with what the government provides. Affordability isn’t always about the price tag; it’s about the payment structure and how flexible it is for the people,” Farouq Usman, managing director, Gvest, the investment arm of Gtext Holdings, said during the recent launch and allocation of Sardius Estate, Ijebu-Ode, Ogun State.
Sardius Estate is the newest residential development by Gtext Homes, while the allocation was handled by Gtext Lands and is located along the Ijebu-Ode expressway in Ogun State.
According to Usman, Gtext is committed to helping investors improve their earnings leveraging on land banking and green housing across its portfolios of estates. “We are committed to creating a conducive environment that enhances property value and resident lifestyle.

“This includes solar-powered homes—no need for generators—good road networks, CCTV surveillance, a gym, recreational spaces, tennis courts, among other facilities,” Usman said.
He also clarified that while the estate has specific sections for model homes; landowners are allowed flexibility in their building designs, with the exception that bungalows are discouraged to maintain the upscale look of Sardius Estate.
Bisi Umoru, GM, Gtext Land, said the company’s mission is to deliver affordable luxury housing to Nigerians, and highlighted the unique features that make Sardius Estate attractive to investors.
“It’s a very private and secure area. One of the key landmarks is the Nigeria Brewery Company, which is near the estate. Also, its location facing the expressway makes it easily accessible,” she said.
According to her, about 80 percent of the over 400 plots of land available at Sardius Estate are already sold out, leaving just 20 percent for new buyers. She added that the estate is between 30 to 45-minute drive to Lagos, and only 15 minutes to Epe.
