Open terraces: The smart edge in urban real estate

In Nigeria’s high-density urban centres like Lagos and Abuja, real estate value is no longer defined by square footage alone. Features that enhance lifestyle and long-term usability are taking centre stage — and one of the most underrated of these is the open terrace.

Today’s property buyers are looking for more than walls and a roof. They want flexible spaces that blend comfort, style, and utility. An open terrace offers exactly that — private outdoor space to relax, entertain, or simply catch a breeze. It’s no surprise that properties with terraces now command premium pricing, particularly in competitive neighbourhoods like Ikoyi, Lekki, and Gwarinpa.

But what exactly makes an open terrace so valuable?

First, it amplifies the perception of space. Even a modest apartment feels significantly larger when it includes a usable terrace. Second, it provides functional outdoor living — think barbecues, rooftop lounges, container gardens, and even home offices under the sun. This multifunctionality is highly attractive to upwardly mobile professionals, families, and investors alike.

Views are another driver. A terrace overlooking a skyline, waterfront, or green area can push a property into a higher price bracket. In some Lagos neighbourhoods, a 3-bedroom maisonette with a spacious terrace can be listed at 20–30 percent more than a similar unit without one — and still attract faster offers.

From a developer’s perspective, terraces are a strong value proposition. Properties with well-designed terraces yield better rental income, attract long-term tenants, and experience stronger resale appreciation. They are also increasingly in demand by diaspora investors who prioritise lifestyle features that mirror international standards.

That said, not all terraces are created equal. Materials and design choices matter. Durable flooring like porcelain tiles (water-resistant and low maintenance), natural stone, and composite pavers ensure the space holds up under Nigeria’s heat and rain. Slip-resistant surfaces are a must, particularly if the terrace serves as an entertainment zone.

Roofing also plays a critical role. For Lagos conditions, metal roofing — especially aluminium or coated steel — offers a durable, cost-effective finish. Flat roof membranes such as EPDM or TPO provide waterproofing and modern aesthetics. And for developers with sustainability in mind, green roofing adds both visual and environmental value.

As the urban housing market evolves, smart real estate development must go beyond bricks and mortar. Buyers are paying more attention to liveability, flexibility, and design. Open terraces deliver on all three — offering not just a view, but a lifestyle upgrade.

In a climate where space is at a premium and quality of life is a key driver of demand, terraces are no longer optional. They are a smart investment, a competitive edge, and a signal of forward-thinking design.
